Two schedules for the same building.
Because design, permits and construction sit in one office, a CitiBuild multiplex starts earning roughly ten months before one built the traditional way. Every month saved is a month of carrying costs you do not pay and rent you collect sooner.
What happens, and what you receive.
Each phase ends with something in your hands, so you always know where the project stands and what comes next.
- 01Month 1 · Lot and designLot under contract. Weeks 1 and 2 finalize the design concept with you; weeks 3 to 6 complete the construction drawings in-house. You receive: approved concept and a full drawing set.
- 02Months 2 to 4 · PermitsPermit applications filed. City comments and plan adjustments handled directly by our planners and architects, with the final building permit targeted by month 4. You receive: the approved building permit and a fixed component budget.
- 03Month 5 · Shovels in the groundConstruction begins while most projects are still waiting on a permit. Site mobilized, excavation and foundations under way. You receive: a construction schedule and site reporting cadence.
- 04Months 5 to 16 · The buildTwelve months of streamlined trades under our own construction managers, in close coordination with the in-house architect and engineer. Structure, envelope, services, interiors and the garden suite. You receive: regular progress reports and inspections passed.
- 05Month 16 · Occupancy permits and leasingOccupancy permits are secured, and marketing and tenant placement begin as final work wraps up. You receive: occupancy permits and a leasing plan.
- 06Month 18 · Rent comes inA fully leased property, with projected rent of $20,000+ per month for a 4 to 6 unit multiplex with a garden suite.* You receive: a stabilized, income-producing building you own.
*Projected gross monthly rent at full lease-up, based on current market rents in the project area. Timelines depend on the municipality, site conditions and approvals. Rents, costs and timelines vary and are not guaranteed. We confirm yours during feasibility.
Ten months saved, three reasons.
The schedule is not aggressive. It is what a multiplex takes when nothing waits in a queue between companies.
- i.Pre-tested designsOur multiplex models have already been through zoning and the Building Code, so design takes weeks, not months, and comes back from the city with fewer comments.
- ii.Comments answered at the sourceCity questions go straight to the planners and architects who drew the plans. No relaying between firms, no waiting for a consultant to find time.
- iii.Construction that starts readyCosts are fixed and trades are lined up during permitting, so month 5 starts with shovels, not with pricing and procurement.
